Send us your address. We look at zoning, overlays, bushfire and flood, access and services, and tell you what your block needs and which of our homes suit it. If it won't work, we'll say so in writing.

Site Investigation
We visit your site, commission the reports it needs and finalise your design. Then we set your total price and your handover date, and your price is locked for 6 months. The fee is $5,000 inc GST, and the reports your site needs are charged at cost, quoted before we order them. You pay $2,500 when you book, then the other $2,500 plus the reports once they're in, before we hand over your Site Investigation. All of it is credited in full against your deposit when you go ahead, and if you don't, the reports are yours to keep.

Your price, your inclusions and your handover date, in writing. You sign a supply contract with Veridian Living for your home, and a site works contract with our licensed partner builder in your state. We manage both, so you still have one team to call from approvals to handover.

Approvals, site works and production
While approvals are coordinated and your site is prepared, your home is made off-site, under cover. It takes around 18 weeks to make, and that runs alongside approvals and site works, not after them. Weather doesn't set the program.

We deliver to an agreed stage, then you finish the rest with your own trades. Your scope and ours are set out in writing before you sign.

Suits: experienced clients, unusual sites and projects with special constraints.
About the process.
How long does it take?
Your home takes around 18 weeks to make, running alongside approvals and site works. We don't quote a range for the whole project, because every site is different. The Site Investigation sets your handover date before you sign anything.
What if I don't go ahead after the Site Investigation?
You'll come away with a clear picture of what your site needs. The $5,000 fee and the reports, charged at cost, are credited in full to your deposit when you go ahead with a Home Contract. If you don't, the reports are yours to keep.
Do I need to organise council or a builder?
No. Approvals, certification, site works, delivery and installation are all coordinated by Veridian Living. Your site works are carried out under the licence of our partner builder in your state, and we manage them for you.
Will my price go up while I decide?
No. Once your total price is set in the Site Investigation, it's locked for 6 months. That gives you time to arrange finance and sign without the number moving.
Can I change the design?
Yes. Designs can be adjusted to suit your block, orientation and council, and you choose your finishes and upgrades before your price is set.
Can I get finance for an off-site home?
Yes, but it works a little differently from a standard build, because more of the cost is paid before your home arrives on site. Talk to us before you go to your bank or broker. We'll explain exactly how the payments are staged so they can set up the right loan from the start.
Where do you deliver?
We deliver to metro, suburban, regional and rural sites in every state and territory. Delivery is included within 250 km of our manufacturing facility, and further sites are priced per kilometre in your Site Investigation. Send us your address and the Land Check will tell you what delivery to your block involves.
